Do Italians have a new confidence in the housing market? It seems so, especially given the recent increase in demand for traditional mortgages or the so-called online loans. Many of these investments are intended to purchase differently than the usual: buying a house more often means buying the bare property, aka the sale of property that leaves the previous owner the right to live in his/her house until the end of his/her life, even if he/she sold the property to the new buyers, who will be able to take possess of the house only after the old owners' death.

The good news comes from the last Tecnocasa study, which focused on this market segment. As many as 71.5% of those who buy a house this way does it not for immediate needs, or just to take advantage of lower prices, but mainly as an investment for the future.

Buyers, aged between 35 and 64 years, in fact declare a willingness to buy a property primarily for their children: the bare ownership plan is a long-term investment, that is not used for the first home (only 25.8%), nor for the traditional vacation home (3.2% of cases).

The most susceptible buildings to this type of trading are the three-room apartments (30.8%). In second place are the two-room, with 29.2% of the total, and then four-room, with 16.9%. Lazio, Lombardy and Campania are the regions where this phenomenon is larger.

On the other side of the deal, the seller is mainly due to the need for liquidity (46.8%) and often reinvests the money obtained in the purchase of a home for his/her children. 37.8% of the sample sells just to change the house, and 8.1% do so to balance changes occurred within the family.
