Jubilee effect: the center of Rome belongs to Americans – surge in homes purchased by U.S. citizens

The "Jubilee Effect" is driving a significant increase in demand for real estate in Rome from foreign citizens, with a particular interest in luxury homes. Data shows that over the past four years, requests for apartments in the Capital and Lazio region have risen by 42%, and the positive trend continues into 2025.

The increase in foreign demand is primarily driven by the US, which accounts for 36% of total searches, with an annual growth rate of over 8%. The UK follows with 12%, and Germany with 5.7%. The interest is in high-value properties: nearly one in three requests concerns apartments worth over one million €, followed by those in the range of 500,000 to one million € (21% of requests), and finally, properties in the mid-range of 250,000 to 500,000 € (20.71%).

In 2024, the average value of homes requested by foreigners in Rome stands at 1,355,793 euros, marking a slight decline of 2.36% compared to 2023.

Foreign buyers are looking for high-end apartments located in central neighborhoods of the Capital. According to the data, Americans represent 38.69% of total requests, followed by Italians living abroad (15.8%), who often decide to buy a home after staying in Italy for a period.

A very significant statistic highlights how the desire to buy a home often arises after discovering and visiting the beauty that Rome and its surroundings have to offer during a stay.

Although Rome remains the main focal point, data also shows growing interest in neighboring areas. In particular, attention is shifting towards Tuscia and Sabina, with an increase in requests for properties in the areas around Lake Bracciano, as well as in the province of Frosinone.
